Current Rent Prices: The numbers we gathered by studying different neighborhoods in Addis Ababa show that the typical average rent price for a furnished 3-bedroom (3-BR) apartment in Addis Ababa is 183,340 ETB per month, while for a 5-bedroom (5-BR) villa, it is 302,886 ETB per month.
We need to keep in mind that real estate prices can vary widely depending on the specific location within Addis Ababa, the condition of the property, and other factors such as the neighborhood’s desirability and the level of demand for rental properties.
Rental Trends: Trend analysis examines changes over time to understand rental market behavior and patterns, guiding better decisions for renters, landlords, investors, and policymakers.

As the city continues to evolve, it will be important for policymakers and stakeholders to address these factors to ensure that housing remains accessible and affordable for all segments of the population.
