Current Rent Prices: The numbers we gathered by studying different neighborhoods in Addis Ababa show that the typical average rent price for a furnished 3-bedroom (3-BR) apartment in Addis Ababa is 183,340 ETB per month, while for a 5-bedroom (5-BR) villa, it is 302,886 ETB per month.

We need to keep in mind that real estate prices can vary widely depending on the specific location within Addis Ababa, the condition of the property, and other factors such as the neighborhood’s desirability and the level of demand for rental properties.

Rental Trends: Trend analysis examines changes over time to understand rental market behavior and patterns, guiding better decisions for renters, landlords, investors, and policymakers.

The rent prices for homes in Addis Ababa have been consistently rising from the first half of 2022 to the first half of 2023. However, the rate of increase has been slowing down, except for villas in the second half of 2022 (as shown in Figure 1).

In Addis Ababa, the regions with the highest rental rates were identified as Old Airport and Bole, with Hayahulet and Kazanchis following closely behind. Figure 2 indicates the spatial rent price variation of 3-BR apartments across various areas in Addis Ababa.

Driving factors: The rent prices in Addis Ababa can be attributed to a complex interplay of factors, including population growth, economic expansion, supply-demand imbalances, infrastructure development, land scarcity, inflation, regulatory issues, housing quality, and speculative activities. As the city continues to evolve, it will be important for policymakers and stakeholders to address these factors to ensure that housing remains accessible and affordable for all segments of the population.
